Terms and Conditions of Service

1. Estimates & Scope of Work

All services will be performed as outlined in the written estimate, proposal, invoice, or approved work order.

• Estimates are based on visible conditions at the time of inspection.
• Hidden damage, code issues, structural defects, water damage, or unforeseen site conditions may require additional labor or materials.
• Estimates may have expiration dates and are subject to change if delayed.
• Any modifications, additions, or changes to the original scope must be approved in writing and may result in additional charges.

2. Deposits & Payment Terms

• A 30% deposit is required for most fixed-scope, non-hourly projects before scheduling work.
• Deposits help secure scheduling, labor allocation, and materials.
• Remaining balances are due upon completion unless milestone payments or other terms are agreed to in writing.
• Hourly or service-call work is due in full upon completion unless otherwise stated.
• Late balances may be subject to collection efforts, interest, or lawful fees where permitted.

3. Scheduling & Project Timeline

Project start dates and completion timelines are estimates only and may be affected by:

• Weather conditions
• Material availability
• Permit or inspection delays
• Site readiness
• Emergencies
• Unforeseen project conditions

LL Thompson Remodeling LLC will make reasonable efforts to communicate delays promptly.

4. Cancellation & Rescheduling Policy

• Free assessments or estimates may be rescheduled or canceled with notice.
• For scheduled jobs, we request at least 48 hours notice for cancellation or rescheduling whenever possible.
• Missed appointments, failure to provide access, or customer unavailability may result in a trip charge or rescheduling fee.
• Deposits for custom materials, special-order items, reserved labor time, or project preparation may be non-refundable once costs are incurred.
• We may reschedule work due to unsafe weather, emergencies, illness, or conditions beyond our control.

5. Larger Project Requirements

For flooring, accent walls, painting, remodeling, and other specialty work:

• A signed proposal may be required.
• The required deposit must be received before scheduling.
• Milestone payments may apply depending on project size or duration.
• Change orders require written approval before additional work begins.

6. Site Conditions & Safety

Client agrees to provide safe and reasonable access to the property and work areas.

• Securing pets
• Removing valuables or fragile items near the work area
• Providing access to utilities if needed
• Ensuring adults or authorized decision-makers are available when required

Undisclosed hazardous conditions, mold, pests, asbestos, unsafe wiring, structural instability, or other unsafe conditions may require work stoppage, reassessment, or additional charges.

7. Warranty Policy

Workmanship Warranty: LL Thompson Remodeling LLC provides a 1-year limited workmanship warranty on qualifying completed labor unless otherwise stated in writing. This warranty covers defects caused solely by our workmanship under normal residential use.

• Normal wear and tear
• Abuse, misuse, neglect, or lack of maintenance
• Water intrusion, structural movement, settling, mold, or environmental conditions
• Manufacturer defects in products or materials
• Work altered or repaired by others after completion
• Damage caused by third parties
• Pre-existing conditions

Not Covered: This warranty does not cover the items listed above. Warranty Claims: Claims should be submitted in writing with photos when possible. We reserve the right to inspect the issue and determine an appropriate remedy. Manufacturer Warranties: Products, fixtures, and materials may carry separate manufacturer warranties.

9. Limitation of Liability

LL Thompson Remodeling LLC is not responsible for:

• Pre-existing defects or concealed conditions
• Structural or hidden damage not visible during inspection
• Manufacturer failures
• Delays beyond our reasonable control
• Damage caused by customer negligence or third parties

To the extent allowed by law, liability is limited to the amount paid for the specific contracted service.

10. Service Area

Services are offered throughout portions of:

• Northern Virginia
• Fredericksburg region
• Washington, DC metro area
• Surrounding communities

Availability depends on schedule, project type, and travel considerations.

11. Governing Law

These Terms & Conditions are governed by the laws of the Commonwealth of Virginia.

12. Acceptance of Terms

Approval of any estimate, proposal, invoice, online booking, deposit payment, or authorization to begin work constitutes acceptance of these Terms & Conditions.
